One of the Four Seasons HVAC professionals shared a customer story with me last week, and although the situation was very unfortunate for the homeowners involved, their problems highlighted a couple very important points that all Four Seasons customers should know. This is what happened to this customer, and the steps you should take to prevent this from happening to you too:
An Unfortunate Situation
The customers were first time home buyers and like many other buyers in today’s market, they purchased a home that had been foreclosed. It seemed like the ideal situation at first, and the home had everything they wanted. Hardwood floors and granite counter-tops were just a couple of the features that attracted them to this property. Before finalizing the sale, the bank had a home inspection and the home passed according to their inspector. Without thinking twice the couple signed the papers and bought the home. Everything was going perfectly until they attempted to use the air conditioner a few weeks after moving in.
The homeowners turned on the air conditioner to find that it was making a very loud noise that could only be described as sounding like a train running through the basement. They quickly called Four Seasons, and were instructed to shut down the system until the technician arrived. Within a couple hours we had our serviceman out to our home, and upon hearing the noise, he immediately knew this homeowner had a big problem on their hands.
Broken Motor Assembly and a Debris Packed System
He performed an inspection and the first problem he found was a blower motor and blower compartment packed with dust, dirt, pet hair, and all sorts of debris. The motor had come off balance and was ripping a hole in the blower compartment. A full inspection of the furnace revealed a unit packed with the same caked on dirt, dust, and debris. Before telling the homeowners the bad news, he performed an inspection of the air conditioner coils as well. Just as he suspected, the air conditioner was packed with debris as well.
No Filter Replacement and No Maintenance
The previous owners of the home had probably never used a filter when operating this system and had definitely never had it serviced or cleaned by a professional. At this point, the cost of cleaning and repairing all of the problems with the unit would be more costly than simply replacing the entire system. The current homeowners saw the mess and agreed that the units needed to be replaced.
Their situation teaches us two very important lessons:
- Always Get a Second Opinion: When buying a new home, hire your own inspector to perform a second check on the home before you sign any papers. You need someone that you can trust and someone that you can know is working for you and not for the bank or the previous owners.
- Change Your Filter: Replacing the air filter in your HVAC system is the simplest maintenance step you can take and it is also the most important! The damage seen to this unit is not uncommon when you run the unit without a clean filter in place!
